Please take a moment to read through the information below so you (and your seller) know what to expect when hiring Hub Media Company as your real estate photographers/videographers.
Staging
Although our full-time job is shooting beautiful properties, we unfortunately are not home stagers, decorators or home cleaners. Your listing should be video-ready when we arrive. Due to the potential liability of damaging furniture, flooring, walls, decor, etc, we can not move furniture, exercise equipment, kitchen appliances, etc. We also can not move personal hygiene products (toothbrush, toothpaste, perfume, cologne, shaving cream, razors, bath towels, you get the drift) so please be sure your seller has removed all personal hygiene items from bathroom counters, showers and/or bathtubs before we arrive.
Before We Arrive On Site
Please contact the landscapers, house cleaners, palm/tree trimmers, contractors and anyone else that may be visiting the property and ask them to come on another day. For video, we request all lights be on inside and outside the property. Please verify all bulbs work and whenever possible we recommend “soft white” bulbs not blue or “cold” bulbs. We would also like all ceiling fans on. We request this for two reasons, 1) to create movement and 2) to clearly show this is a video, not pictures set to movement like many of your competitors are still using. If the property has a fireplace(s) we request they be on in advance to burn off condensation. Fire-pits or outside fireplaces on too please. Because many of the properties we shoot are “smart homes” please make sure everything works in advance as it should – home theatre, pools, spas, fire-pits, lazy rivers (yes you read that right), automatic pocket doors etc. No one needs a luxury home, they are buying a lifestyle, we want potential buyers to envision living in this property. In some cases there are LED lights underneath the counters – on please. If the pool has water features, please turn it/them on. Spa, hot tub, jacuzzi tubs – on. Please turn the sprinkler timers off. We would also like all the TV’s on, set to something neutral – Golf Channel, HGTV, Travel Channel, Food Network, ESPN etc – nothing political (FOX News, CNBC, MSNBC, ABC, CBS etc)
Access. Can You Access Properties Without Me?
Yes. If your seller is home and grants us access. Likewise if there is a contractors box. Please note, because we are not REALTORS®, real estate agents, appraisers of licensed contractors, we do not have lockbox access.
Do I Have To Be There?
No, you don’t have to stay at the property the entire time, but we recommend you do. This is priceless time for you to be the rock star that you are in the eyes of your seller. If the trend remains, your seller will be blown away by our attention to detail and the amount/caliber of photo/video equipment we will use to bring their property to life. We’ve had sellers take cell phone pictures and videos of us to share with their friends and family online. When they praise us we defer to you, “Thank your agent, we wouldn’t be here of it wasn’t for him/her – many agents take videos with their cell phones or market properties with pictures set to music, not your agent, he/she gets it”. But this best happens when you are present at the property with us.
Are You Insured?
Yes, he hold a professional general liability insurance policy that covers bodily injury as well as property damage.
Media Delivery
Day photos are typically delivered within 24 hours M-F. Twilight because it is more complex to shoot and edit will take longer, please feel free to discuss your delivery timeline with your photographer.
For video, our turnaround time for having your video ready is 36-72 hours. It’s almost always sooner, however due to the occasional technology challenge and our workload at the time, we may need the entire 72 hours to be sure we deliver you and your seller the best video possible.
Scheduling Appointments
Whenever possible, please fill out our photo/video order form when scheduling. This form allows you to convey any special instructions to us – gate codes, big dogs, cats, etc. We understand real estate moves fast so don’t hesitate to text Stephen at 480-223-8113 if you are in a bind and need an immediate date and time. Appointments are booked on a first call/first served basis. During our season, January – October we generally book out 7-10 days in advance. To ensure the date/time you prefer please plan on notifying us 3-5 days in advance (again, we understand things happen fast in the real estate business and will do everything we can to accommodate your and your sellers busy schedule).
Cancellation / Reschedule Policy
We understand how unpredictable the real estate industry is and that things can change in an instant. However, we respectfully ask for 24-hour notice to cancel or reschedule photo/video shoots. Within the 24-hour window, a cancellation fee of $75 will be assessed. If we arrive at the property to find the shoot is cancelled (or we are denied access to the property), 50% of the quoted shoot amount will be assessed. However we do not foresee any reason to assess any fees as communication between you and us will be ongoing.
Rescheduling Due To Weather
Photo/video shoots will continue as scheduled as long as there is not a storm, rain or dust, dark clouds. If rain/dust is present, to respect the sellers time/commitment to preparing for the shoot, we can shoot the interior of the property and then return at the earliest day possible for exterior shots, intros and outros (video). Another option to consider is rescheduling the entire shoot to the next available appointment. (No rescheduling fees will be assessed for inclement weather.)

Great videos are only great when your ideal client can see/find them. Upon your approval and final delivery of the video we will provide you with access to our e-book “8 Steps To Video Success” This guide will take you step by step through our best practices for how to use your video(s) most effectively in your real estate marketing. From download to syndication it’s covered.
Days
Photography & Videography, like real estate is not a Monday – Friday, 9-5 gig, at least it’s not to us. We work all hours including weekends and most holidays (except Christmas, Thanksgiving) if requested. So request away!
