Where is your office?  Some of you will say  it’s in your home, or a Class A office space in Scottsdale Quarter, Old Town Scottsdale, Central Phoenix or the East Valley.  And you know what…. You’d all be wrong.

Your definition of your office is where you go to work, to email, scan, have meetings, that kind of thing but I would submit to you, that’s not your office. Your true office is where the consumer,  which is your ideal client ,would go to learn more about you, and that is most likely not your physical office at all.

A good real estate website will naturally incubate your future clients because they will come back again and again. Heres the best part, the longer someone stays on your real estate website, the more likely it is that they will choose you as their real estate agent. This is why its imperative to fill your real estate website with content…….good, valuable, unique content that clearly differentiates you from your competition.

Your real estate website has it all (or should) there is only one thing missing…. A video on the homepage. Lifestyle Real Estate Video Marketing | Not Right For All Properties

When it comes to LUXURY real estate it used to be all about Location, Location, Location. And while this may still be true, there is another word that has become just as important if not MORE important than a homes location, it’s the other “L” – LIFESTYLE.

We get contacted on a regular basis from real estate agents, lenders, brokers and thought leaders around the country inquiring about real estate video marketing and how to best leverage it in their real estate business. Recently we were interviewed by LUX VT one of the most recognized luxury real estate video platforms about the best way to implement lifestyle videos in luxury real estate marketing. Are they effective? Should real estate agents be using them to market properties and if yes – Why? How? When? Who?

So, their questions and our answers are below.

Why did you company decide to specialize in lifestyle videos?

Hub Media Company does not only specialize only in lifestyle videos, but all types of real estate video, cinematic HD video tours, community and subdivision, agent profiles, testimonials, green screen and more. We started producing lifestyle videos when re realized how powerful they can be in helping the consumer mentally move into a property. No one NEEDS a million dollar home, what they are really buying is the lifestyle – the members only club, the golf course, the fitness center, the concierge, the prestige, the views, the gourmet kitchen, the car elevator. Often these aspects are left out of the traditional real estate video. By adding people (sometimes actors) in the video demonstrating what it could be like to LIVE in a property or community we are able to get a potential buyer emotionally invested in the property. This increases the likelihood of an inquiry for the listing agent. Lifestyle videos are not right for most types of properties, we reserve them for only the best properties. Those with the onyx or marble countertops, the negative edge pool overlooking INSANE views of the valley below. Properties that clearly stand out from others.

Why do you think they’re good for luxury real estate marketing?

Lifestyle videos are good for luxury real estate marketing for a few reasons. 1) They are completely different. First of all it’s video. Nationally, less than 12% of real estate agents are leveraging video in their marketing and when you factor in the agents that are doing it correctly (hiring a film maker) that number is more like 2%. The consumer clearly prefers video and given the choice, 80% will choose a video over one of the other 10 links in a search engine like Google. 2) People buy emotionally and justify logically – later. Lifestyle videos help the consumer imagine the possibilities of calling a property or community home. They can envision what could be. 3) Videos get found online and last longer than any other type of marketing currently being used in the real estate space. The shelf like of a postcard or flyer is reduced to milliseconds, whereas a video can literally last forever. A properly optimized video is also 53 times more likely to appear on age 1 of google compared to text alone. Given the choice of choosing between an article, pictures or a video which would you choose? 4) Lifestyle videos create a unique selling proposition and value proposition for the agent. Luxury sellers and buyers want different, they want unique – lifestyle videos are both.

What are the necessary components of a successful lifestyle video?

A good lifestyle video has a few main components. The first is the property. As I mentioned above, lifestyle videos are not right for all properties. The 2nd is the people. Who will be in the video? Who is demonstrating the Viking or Sub Zero 8 burner range? Who is swimming laps in the olympic size pool? Who is enjoying a glass of wine overlooking the amazing views? They need to be attractive and represent the target market of the video. It won’t help much to have beautiful 20 somethings in a lifestyle video if the target market is a baby boomer, in fact, it could be detrimental. Third is the story. The story is actually the most important aspect of any video we shoot. Who is in the video? What are they doing? Why are they doing it? What is the message are we trying to convey. Fourth is lighting. When possible we shoot all of our lifestyle videos leading up to “Magic Hour or “Golden Hour” as it is also known”. This is the 30-60 minutes after sunrise or 30-60 minutes after sunset when the sun is lower on the horizon. The color of the light is saturated with less white which produces beautiful shadows. This lighting helps properties and people look beautiful.

Some companies make almost feature length films complete with scripts and a plot line. Do you think this is over the top?

I guess it depends on the property. I’ve seen elaborate videos over 5 minutes long with helicopters dropping off men in black as the woman dials 911 and describes the property she is in. I’ve seen videos with models and Bentleys and 15,000 square foot estates that last 3 minutes. We recommend videos be short to retain the attention of the viewer, typically around 3 minutes for a lifestyle video. The goal is not necessarily to sell the property from the video although this certainly does happen sometimes, the goal is to create emotion that results in an inquiry. People go to the movies for 2, 2.5. 3 hours because they are interested in the content. Same is true with lifestyle videos. We want to get the viewer to the end of the video where the agent can make a cameo and provide contact information. If this doesn’t happen, the viewer may love the house and call their agent because they never got to see the listing agent – how passionate, professional and educational they are. They may never get to envision this type of agent marketing their property.

What is the price range for your videos?

Our lifestyle videos can range from $2500 to $5,000. But it’s not uncommon for a lifestyle video to cost $20,000+ in markets like LA, Malibu, Miami, NYC etc. The more people it takes to shoot the video the more expensive it will be. Same is true with the gear used to shoot the video, the cameras, the lenses, the aerial platforms, rented cars, models, actors etc will all inflate the budget.

How long does it take you to produce a video from start to finish?

We can typically shoot a lifestyle video in 2 days and have it edited within 5 – 10 days, but this can vary depending on the size of the property and the story.

A lifestyle video can be as simple as using the home owners in the video or as complex as actors and extras. The main requirement of a a good real estate lifestyle video, in my mind anyway, is that it tells a compelling story. With a lifestyle video you are really only limited by your imagination.

What’s Your Unique Selling Proposition | USP

real estate video PhoenixWhat In The World Is A USP? Hello, I’m Stephen Garner, founder of Hub Media Company, “We help real estate professionals get more listings, sell them faster and make more money”. No I’m not bragging, that is our USP.

So what is your USP and do you really need one? The short answer is YES. A USP or Unique Selling Proposition clearly defines your value, how you are better and/or different than your competition. What benefits the consumer will receive by working with you. A USP is similar to a brand. Some real estate agents think they can come up with a brand or USP and just go with it. Nothing could be further from the truth. A BRAND is in the eyes of the consumer, rather YOUR ideal client. It doesn’t matter if you think your brand or USP is “the best Real Estate Agent in Phoenix” if your ideal client thinks you simply – ain’t.

You are a real estate agent, BUT that is not all you are. What is it about real estate – about your PROCESS, about your TECHNOLOGY, about your SERVICE, your EDUCATION your EXPERIENCE, your MARKETING, your TECHNOLOGY that makes working with you advantageous to the consumer and how do you do it in a way that set’s YOU apart from YOUR competition?

Remember our USP – “We help real estate professionals get more listings, sell them faster and make more money” Ya know how we came up with that? We reached out to some of our past and present clients and asked them what they thought about Hub Media Company, how we help them. How we are different and/or better than our competitors, how do we make their lives easier, what sets us apart from our competition?

Our clients told us what they really love is not just our awesome video products, but the training, best practices and support we offer them to get the most out of their video marketing. You see, anyone can make a video, you can make one with your iPhone, iPad, Samsung Note, but does it really represent the brand of you? And what do you do with it after? HOW do you use that video? Where do you put it? HOW can you leverage it to extend your brand, drive traffic, establish yourself as an expert in your niche and ultimately get more leads and do more business?

Real estate professionals have a problem. That problem is commoditization. To many consumers a real estate agent, lender etc is a commodity. The consumer believes you are all the same. If you think about it, it makes sense. Many real estate agents say and do the same things. “Search the MLS like a REALTOR®”, “Call for a FREE CMA” “SOLD or I BUY It” “33 Point Marketing System”. If you all say and do the same things, you ARE a commodity. Like Bacon and Orange Juice. And as you know, when you buy Bacon or Orange Juice you are often looking for the best PRICE not necessarily the best product. This is one reason why your commissions are under attack. Why would a consumer pay you 6% when they can pay 4% and perceivably get the same level of service, education, marketing, and technology?

So, how can you discover your USP? What should you do? Well, it’s surprisingly easy. Pick up the phone. Go golfing, go to lunch with a past client. Ask them:
“Why did you choose to work with me over my competitors?”
“If you had to sum me up in 3 words, what would they be?”
Don’t just ask your past and present clients, ask your employees {if you have any}, your vendors {loan officer, title company, handy man, appraiser, etc. Then – do it over and over and over again until you get a bunch of words, sentences, raw data on a piece of paper. Then go to the fridge and get a frosty beverage, crack that bad boy open – and focus. Take all that raw data and compile it into a short sentence – about you. This will be the beginnings of your USP.
For all this hard work you may be surprised to learn that as time evolves, so will your USP. This is not a set it and forget it kind of thing. An idea would be to focus on your core competency. Commercial real estate, HUD homes, Luxury properties, Rentals, Relocation, Investors, First time home buyers etc, then throw in a geographic area – PHOENIX, Paradise Valley, Scottsdale, Tempe wherever – and see what you come up with.

You should define your USP to show how YOU are different in YOUR marketplace, done correctly, your customers will see the benefit you offer them – before they even meet with you. A strong USP will also increase your customer loyalty. Once you have a good, strong USP – use it EVERYWHERE. Your website, videos, social media, business cards, postcards, flyers, coffee mugs, fly swatters, car magnets, EVERYWHERE.
Once you are clear on your USP, your USP can help your ideal client find you – online. Your USP should tell them about you – how you can help them, what problem you solve, WHY they should choose YOU. Video is the perfect medium for quickly grabbing the consumers attention – and keeping it. This is very important given todays real estate buyer/seller does their research online BEFORE reaching out to a REALTOR® for help. Look Around You

I don’t need to convince you about the value of video. Everywhere you look you see it already. If you have kids or grandkids, they are using your iPhone, iPad, Droid, HTC, Kindle – not to search the internet but to watch videos. You have already noticed your Facebook news feed has exploded with videos and you know they work because you are clicking on them and watching! When you search online using a search engine like Google you are selecting the video result 80% of the time. No, I don’t need to convince you of the value of video. You, already know. Video Is The Medium

Before we go into that let me tell you this – video is the medium. Video is the delivery method. I like to say “video is the needle”. It’s not the needle that is important, it’s what is INSIDE the needle (medicine, vaccine, vitamins) that matters. Same thing with video. It doesn’t matter how great your video is, how professional it looks, how great the audio or graphics are – if your video doesn’t not add value to the end user, your target audience – your ideal client. This is where most video companies go awry.

Content Is KING

I’m a content marketer. Before video I was a blogging machine. I understood what my ideal client was looking for. I used this information to create content that helped them find me online. When they found me, I spoke in ways that addressed the problems they faced and how I could help them solve them. Do you know who your ideal client is? If I don’t know the name of your business, how can I find you online? This is where the content comes in. Content as they say is KING. Content is the reason CraigsList, arguably one of the ugliest websites on the planet, is one of the top 10 websites in the United States and one of the top 60 websites in the world. What are consumers looking for? The content. Content. Is. King. Good video educates and informs. Good video solves a problem and good video makes the consumer smarter. Over the years I’ve learned – it doesn’t matter how great a video is, if no one, or the wrong target market see’s it.

Video Statistics

Today’s consumer is learning more about businesses online before ever stepping foot inside it. They are learning about businesses like yours from Facebook, Twitter, Google, Yahoo, Bing, Pinterest. The majority of them given the choice, will choose a video to learn more about a business than text. Video increases the consumers understanding of your product or service by 74%. Below are some video statistics you can’t afford to ignore

  • YouTube is the #2 search engine in the world – behind Google (which owns YouTube)
  • 1/3 of all online activity is spent watching videos
  • 26% of consumers look for more information about a product or service after watching a video
  • 22% of consumers visit the website named in a video ad
  • 80% of online visitors will watch a video, while less than 20% will read printed content in its entirely (you’re obviously in the 20)
  • Click through rates (CTR) increase 200% -300% more when a video is included in an email
  • 50% of consumers watch business videos on YouTube once per week
  • By 2020 80% of all online traffic will be video
  • The average consumer is exposed to to 32 videos each month
  • 80% of consumers remember the video ads they watch
