Automate Real Estate Marketing. How awesome would it be to automate your real estate marketing? I mean who has the time? They used this code to prompt something specific to happen IF something else happens. For instance, with auto responders – IF a payment is received THEN send THAT. THAT could be a login link, a registration link, an online course and more. THAT could be adding a name to a CRM with a drip.

IFTTT may sound intimidating but it’s not. A service called IFTTT can help you automate your world and your real estate marketing. How awesome would it be to Automatically thank someone for following you on Twitter or automatically upload your YouTube videos to your Tumblr or your WordPress website or Facebook or Twitter? How about adding a picture from your Instagram automatically to a Pinterest board or automatically loading your Facebook posts to your Instagram or vice versa? How about automatically posting photos from Instagram to LinkedIn? How about automatically uploading your latest Instagram video to your Facebook page? How about automatically tracking your hours or automatically saving receipts? You can even automatically trigger your phone to turn on WIFI when you get home to save money on your wireless plan or even help Alexa (Amazon) find your iPhone.

All of this is possible, with thousands if not tens of thousands of recipes (that’s what IFTTT calls them) with IF This Then That or IFTTT. And the best part, it’s so simple – and FREE. See video below for how IFTTT works.

Content is as they say KING. Real Estate Content is what consumers are looking for online when they ask search engines like Google, Yahoo and Bing a question. But not all real estate content is created the same.

The right real estate content can not only help consumers find you online, but also establish you as the expert in your niche – the area expert. The wrong real estate content will not only not be found online, but could also hurt you.

No one will care if you are the best real estate agent in the world until you give them a reason to. Gone are the days of the self promotion marketing, you know the “we are the best”, “we sell more homes than anyone” “the best brokerage”, “ABR, CRS, GRI, Top Producer, “Presidents Circle” etc. Consumers not only don’t know what that means, they only care about how you can help them. Which means real estate agents need to create the real estate content buyers and sellers are actually looking for.

The best real estate content – by far – is video content. Not only is video easier to consume, is shorter, easier to find online, emotional, but video also lasts longer than any other content marketing medium. I still get calls and emails about real estate content I created over 6 years ago. Not really possible with a postcard or flyer.

Video Uploaded To Facebook Gets The Most Engagement But Largely Underutilized By Real Estate Pros

Have you noticed your Facebook stream continues to explode with videos? The savvy real estate professionals, coaches, trainers and thought leaders certainly have. And they are capitalizing on it – big time.  According to the social media tool “Buffer”,

 

As part of their study, Buffer took a look at the number of engagements (defined as clicks, likes, and shares) that different types of posts received, on average, across Facebook on Twitter. As you can see from the chart below, video is blowing photos, links, and plain text posts out of the water on Facebook.

 

Video Gets Most Engagement On Facebook

It is important to note the metrics above are for videos uploaded directly to Facebook and not shared via other video hosting sites like YouTube, Vimeo, Wistia or external links to 3rd party websites etc. You can leverage Facebook video to extend or introduce your brand, educate and engage the consumer, market your listings, get more leads and ultimately make more money.

So what types of vides should you be loading to Facebook?

It’s important to note, while Facebook is a social sharing website, it is still the content that is king. I started using video in my title insurance business back in 2008, well before anyone else in the title industry space (nationally). I used video to differentiate myself from my competitors and it worked. What I didn’t post was video about why I thought I was awesome or why my escrow officers were better than anyone else’s or even about the financial strength of the company(s) I worked for. I came from a place of giving and posted videos that would be of value to my ideal client – real estate professionals. Topics included how to drive traffic to your website with video, types of video content & where to find it, video SEO, video syndication, video integration with WordPress, Twitter, Facebook, Pinterest, Blogging, Inbound Marketing, Hub Marketing, Activerain and so much more.

I amassed over 2,300 subscribers on my MyTitleGuy YouTube channel, 250,000 + video views and hundreds of leads from real estate agents and title companies around the country. You can do the same in your niche. But it’s all about the content you post. Why you are the best real estate agent is worthless to many consumers and frankly will be seen as salesy and, as consumers, we hate to be sold to. Why your brokerage is better than another is pointless as consumers don’t necessarily search for brokerages, in fact – 97% of consumers don’t see a distinction between real estate brands, it’s why your clients followed you when you left brokerage A for brokerage B. So while these things may be important to you, they are not necessarily important to your ideal client – buyers and sellers. The next time you see a real estate agent post something about their production take a closer look, I’ve noticed most if not all the engagement around it comes from other real estate agents, their vendors or their family.

Things you should be posting on Facebook include your cinematic listing videos, your community videos, lifestyle videos, how to’s like how to use your website to find the home of their dreams, how to discover the market value of their home in TODAYS market, the buying process, the selling process, your marketing plan, things to watch out for when buying a home, community or subdivision profiles, new builds, client testimonials, local business profiles, local school information, local and major employers, tax information, local market updates and so on. You don’t need to sell yourself with this type of content as the content you are sharing should clearly identify you as the authority in your space.

What you can take from the info above is that video represents a huge opportunity for visibility, brand awareness and ultimately engagement – particularly on Facebook. So if you’re not posting video on Facebook, either professionally produced, live or pre-recorded, you’re seriously missing out!

“Why Do Real Estate Agents Take Such Horrible Photos?” | Oh SNAP!

Sooo, I’m sitting here editing a property video when I hear the familiar “ding”. It’s a Facebook message from one of my Facebook friends. No I don’t mean that as an insult – she really is a friend, not someone I don’t really know but we’re friends – on Facebook. Her question – one I’ve heard many times before – “why do real estate agents take such horrible photos?”.

Her comment:

Hi! How are ya! I’m sending you a message cause we have some mutual friends and it isn’t common knowledge, but my family is moving to Chandler or Gilbert. So I’ve been on Zillow and Redfin a lot lately and I wanted to tell you some of the pics I’ve seen in these listings are horrendous and made me think of your company. It’s clear as day why some of these gorgeous homes down there have been on the market for 100+ days when the lighting is awful and the family’s belongings are all over the place instead of staged to sell. ? It makes me want to say, “Hey, your home isn’t what my family needs, but call this guy. He’ll fix your pics/videos.” Lol

I chucked. and then I cried. For their clients.

I mean, if they only knew what they are doing to their clients – hopes, dreams – let alone financial wellbeing by publishing horrible photos.

Look, I get it. Everyone wants to save a buck, but photos, scratch that – professional photos IS NOT the place to do it. It’s 2016. The consumer, regardless of their age is now digital. We are ALL digital citizens. We do everything online. Shop. Date. Socialize. Criticize. Research. Watch movies. Listen to music. We even order our groceries online. And of course we look at houses online too.

The last “official” stat I heard from the National Association of REALTORS® said 47% of consumers start their home search online. But I think that’s way too low. I think it’s more like 98%. I mean, I don’t know anyone that would look at a magazine or newspaper for a home – do you? We all go online. Like it or not – Online is where your first showing will take place. NOT when they get to the house. In fact, those iPhone pictures you took, the ones with you in the bathroom mirror, the ones that are overexposed or underexposed, blurry or diagonal, the ones with tooth brushes and other personal hygiene products in the bathroom or clothes thrown around the house or even a kid still sleeping in the bed (no I’m serious I’ve seen this) are not helping you. You know who else they aren’t helping? Your client. The seller that hired you to sell their home. The seller that is paying you big $$$ to get traffic and ultimately a buyer to their property. There is a direct correlation between increased days on market and a lower sales price.

But here’s the thing. Consumers are visual. We buy what we can SEE. We want what we can create an emotional attachment to. I don’t care how great the Wolf, Viking or Sub Zero appliances are – how shiny the Onyx or Marble kitchen is – how amazing the view is – if the consumer can not SEE them – there is no emotion. And sales 101 – we buy EMOTIONALLY and justify RATIONALLY – LATER.

It’s not like photos are all that expensive either. There are plenty of companies here in the valley that will HDR your listing for less than $150. $150! Where else can you invest $150 and possibly get $3,000, $6,000, $10,000 or more in commission back in return? But to make matters worse – it’s not about you. It’s about your client. They want to sell their home. The home their kids were born in. The house their favorite dog died in. The first house they got married in. To do this they need marketing. Scratch that. They need GOOD MARKETING and those iPhone pictures are the exact opposite.

I’m not writing this because we want to do your photos – we don’t even do photos. We do video – and that’s a whole other story but I won’t go there right now. Ok I will (slow down on the Facebook live from your latest listing, you’re making people dizzy)

By publishing horrible photos, you’re not just hurting your client- you’re also hurting yourself – your BRAND. Everything you do online either brings the consumer closer to you and your brand or pushes them further away. Your marketing, like your lender, your title company, your home inspection guy, is an extension of you and the level of service you provide. So, what is it saying about you?

I used to feel bad when I showed up to shoot a video of a listing and another agents sign (that lost the listing to our client) was still in the yard. But any remorse I felt was quickly removed when I saw the photos on the black and white flyers, on standard printer paper (if there were any in the flyer tube). Your first showing is happening online. And your past listings are easily searchable on Zillow, Redfin and others. Those horrible photos could come back to haunt you later and you won’t even know it. A seller considering your services will see your pictures and make an immediate determination – “do I want my house marketed like this?”. I’m betting the answer is – nope. What’s the craziest thing you’ve seen in an agents listing photos?

Real Estate Video Marketing Tip #1 – Have A Script

Are you ready to leverage video in your real estate business? I sure hope so, those real estate agents not using video to market themselves, their listings, convey information and differentiate themselves run the risk of being left behind. No seriously. Don’t believe me? Wait until you lose a listing to an agent that uses video to market their listings. Wait until you lose a buyer or seller because another agents community video demonstrates their knowledge of the area – establishes them as the expert, instead of you. You just wait… It will happen. I guarantee it.

So, now that you are ready to use video in your real estate business, I have a tip for you. In fact, this tip is one you can build on as you leverage other types of video in your real estate business, whether it be a listing video, community real estate videos, subdivision videos, lifestyle real estate videos, green screen real estate videos, white board or talking head. The tip – have a script.

Did you know your body language says more about you, your confidence, your expertise, your BRAND than anything you could ever say? Yep – it’s true. Body language conveys 80% of what we say. You married? This sound familiar…..

“Honey, I would like to go out with the fellas this Friday, I know it’s our normal date night but it’s just this one time”.

Wifey crosses her arms, tweaks her neck to the side and says it, “that’s fine”. Is it really fine? HELL NO! Go out with your friends and you likely won’t hear the end of it for some time.

When using video in your real estate business you first need to understand this – video is the delivery method. Video is your coffee cup, what really matters is what’s inside the coffee cup. The Starbucks, the Einstein’s the Dunkin Donuts – Joe. What matters with video is not the quality of your video, the lighting, how cute you are, what matters is the message. The content.

To be seen as an authority on something, anything, your message needs to be on point. Your message needs to solve a problem, provide valuable information, your message needs to be of value. Your message needs to be scripted. I started using video in my business back in 2008, I’ve worked with enough real estate agents to know, not using a script is like inviting “Murphy” to show up. Oh and he will – in full force.

When creating a script I encourage our clients to first make bullet points that address what the video is about. The nuts and bolts if you will. The information your video absolutely needs to convey. Then I suggest they write conversationally around those points. Ultimately, the script is creating a story for the viewer. It’s painting a picture, one they can hopefully identify with.

I can easily tell when a real estate agent is not using a script. So can you. They look away from the camera. They look down and to the left as they think of what they will say next. They fidget. If sitting their chair will sometimes spin back and forth uncontrollably, there will be more “um’s and uh’s” than you can count. They talk way too long or really really short – because agents that don’t use scripts don’t know what they will say next, they are typically unaware how long or short their message is. It’s actually not uncommon to hear an epic run-on sentence that seems like it will never end (I love these) 🙂 .

All of the above is disastrous for your branding. All of it says more negative that positive – about you. It rarely conveys confidence which is arguably one quality any buyer or seller would want in their real estate agent when conducting the largest financial transaction of their lives.
