I know what you’re thinking “Stephen, OF COURSE I’m on Facebook, who isn’t!”, probably shortly followed by “but I don’t get any business from it”. Well the largest social network is not facebook, It’s YouTube and savvy real estate professionals are leveraging this powerhouse that has become the largest social network and the second largest search engine AND their getting business because of it. Question is – are you?
When we think about social networks, facebook, Twitter, Instagram and Pinterest likely come to mind but did you know YouTube is a social network as well? Yep, sure is and like any other social network, you will get out of it what you put in. YouTube is a living, breathing and thriving community – one your real estate business should not do without.
When you think of YouTube you may think of dancing cats, Sweet Brown or Bed Intruder (oh and if you haven’t heard of these, please watch I’ll wait for you right here). That’s if you use YouTube for ENTERTAINMENT. But when you use YouTube for BUSINESS it only comes down to 2 things. Strangely enough it’s the same 2 things doing business online has always been about. 1) TRAFFIC 2) CONVERSION.
TRAFFIC – Pulling your ideal client off of YouTube to your website, blogs, landing pages and IDX feeds
CONVERSION – Presenting enough value the consumer wants to give you a phone number, email address or fill out a form.
If I had to give up all my social networks, all but one, the one I would keep would without a doubt would be YouTube. There are so many benefits of leveraging the power of YouTube in your real estate business.

In order to win with YouTube you must participate. This isn’t like recreational soccer where everyone gets a trophy. By participate I mean create content. In terms of YouTube it means video content. Content is what consumers are looking for when they ask a search engine like Google, YouTube, Bing or Yahoo a question. Content is literally EVERYWHERE. In order to win with YouTube you need to trade in your “marketer” hat and put on your “creator” hat. It’s the real estate agents that create targeted content on a regular basis that win with YouTube.
Content is not why you are the best agent in the world. Content is not your designations, your brokerage, your team, your awards – no one cares about that stuff but you. Really bro, you are the only one – really. No consumer would be able to find you if you created content like this. Why? Because by and large, consumers don’t look for real estate agents! They look for homes for sale. Things to do in… School Information. Subdivisions. Local Taxes. Employers. Lifestyle. Retirement Communities. And so, so, so much more.
If you are a real estate agent you are already a content creator. The content you create is some of the most sought after around the world. What is it? It’s homes for sale. I’m not telling you that you need to sit down in front of a camera and make videos, (well actually I will tell you that but not yet), that can be incredibly intimidating. Start by creating videos for your listings. A good cinematic real estate video will bring your listing to life! It also stands a good chance of getting found online as video is 53X’s more likely to appear on page of Google than text. Oh and did I mention your sellers will LOVE you? Yep – you want to talk about stealth marketing – create a great video of one of your listings and your sellers will share it with everyone they know for you!
