Zillow Now Supports Pro Level Video On Your Listings

Zillow Supports Pro Level Video
Zillow Now Supports Pro Video
It’s been really rough being a videographer in the real estate space. If there is any industry that is slow to change it’s real estate. As powerful as video is you’d think MLS’s had found a way to properly and prominently showcase video with real estate listings – and you’d be wrong.

Real Estate Slow To Change

If there is any industry best suited for video it’s real estate. Video simply says so much more than any other medium. It’s also emotional as it uses more senses than text or pictures. Emotion = sales in real estate. I’ve been shooting video here in the valley since 2008. And to be perfectly honest, our videos are beautiful. They really do bring the property to life while prominently highlighting the real estate agent. The agents place their videos on YouTube, Vimeo, Facebook, Twitter Instagram, Pinterest, Linkedin, websites, email, CRM’s and of course MLS. But Unfortunately video is still the red headed stepchild to photographs in MLS, receiving only a small tab to show the consumer there is a video – that’s IF they can see it.

Enter Zillow

But there was hope. Zillow, one of the leading consumer destinations for real estate began to support video. Sweet! With a catch. It supported video (walk through videos as Zillow calls them) created by real estate agents, through Zillow’s App and required the use of a smart phone to capture the video. Yes, a smart phone.

There are a few challenges with this scenario. First, it relies on the real estate agent to capture the content to property showcase their listing. The real estate agent that might be excellent at negotiating, writing contracts, showing properties, networking, social media etc, but not so great at camera angles, exposure, white balance, lighting, stability, storytelling etc.

As a result, the walk through videos loaded to market the listing often did more harm than good. Sadly, I needed Dramamine to watch some of the walkthrough videos I’ve seen on Zillow. Bad video is worse then no video at all.

I’d given up.

Zillow Now Allows Pro Level Video On Platform from HUB Media Company on Vimeo.

But earlier this month I received exciting news via Inman. Zillow is now supporting pro level videos! This means, our clients can now place the videos we create for them to market their listings and themselves where consumers would naturally look for them – Zillow. This. Is. Huge. (for the agents that understand the benefits)

What You Need To Know

This feature costs $149 per listing.

You can load videos up to 10 minutes long

The videos can be branded (you in them, your logo, your contact info etc)

Zillow Video Requirements

Video Codec: H.264
· Container Format: MP4
· Frame Size: HD: 1920×1080
· Video Data Rate: 10 Mbps or greater
· Frames per second: 24 or 30
· Audio Codec: AAC (advanced audio codec)
· Audio Data Rate: 320 Kbps, 44.1 Stereo
· Aspect Ratio: 16:9 (no letterboxing)

While I have seen real estate agents complaining online about the additional fee and promising they will not use it, I can tell you most of our luxury clients will be all over this new feature. They will have their videos in a place where consumers search for real estate, the buyers (which may be sellers as well) will be directly engaged by their marketing and their brand. I can see email inboxes already, “Found you on Zillow when looking for a home, I have a home to sell as well, If I list with you will you do a video of my home like this one?” HASHTAG BOOM.

IFTTT | Automate Your Real Estate Marketing

IFTTT
Automate Real Estate Marketing
Automate Real Estate Marketing. How awesome would it be to automate your real estate marketing? I mean who has the time? As a real estate professional you are already short on time – looking for new buyers, sellers, getting deals into escrow, keeping them there, office meetings, client and networking events, getting buyers prequalified, paying bills – and on top of ALL this, you still need to find time to market yourself AND spend time with your family.

Well let me help you with the marketing part. It’s called IFTTT or IF This Then That. TFTTT is not a new acronym for those in the coding world. They used this code to prompt something specific to happen IF something else happens. For instance, with auto responders – IF a payment is received THEN send THAT. THAT could be a login link, a registration link, an online course and more. THAT could be adding a name to a CRM with a drip.

IFTTT may sound intimidating but it’s not. A service called IFTTT can help you automate your world and your real estate marketing. How awesome would it be to Automatically thank someone for following you on Twitter or automatically upload your YouTube videos to your Tumblr or your WordPress website or Facebook or Twitter? How about adding a picture from your Instagram automatically to a Pinterest board or automatically loading your Facebook posts to your Instagram or vice versa? How about automatically posting photos from Instagram to LinkedIn? How about automatically uploading your latest Instagram video to your Facebook page? How about automatically tracking your hours or automatically saving receipts? You can even automatically trigger your phone to turn on WIFI when you get home to save money on your wireless plan or even help Alexa (Amazon) find your iPhone.

All of this is possible, with thousands if not tens of thousands of recipes (that’s what IFTTT calls them) with IF This Then That or IFTTT. And the best part, it’s so simple – and FREE. See video below for how IFTTT works.

Real Estate Content Marketing | Where To Find Real Estate Content

Real Estate Content Marketing
How To Create Content For Real Estate Marketing
Content is as they say KING. Real Estate Content is what consumers are looking for online when they ask search engines like Google, Yahoo and Bing a question. But not all real estate content is created the same.

The right real estate content can not only help consumers find you online, but also establish you as the expert in your niche – the area expert. The wrong real estate content will not only not be found online, but could also hurt you.

No one will care if you are the best real estate agent in the world until you give them a reason to. Gone are the days of the self promotion marketing, you know the “we are the best”, “we sell more homes than anyone” “the best brokerage”, “ABR, CRS, GRI, Top Producer, “Presidents Circle” etc. Consumers not only don’t know what that means, they only care about how you can help them. Which means real estate agents need to create the real estate content buyers and sellers are actually looking for.

The best real estate content – by far – is video content. Not only is video easier to consume, is shorter, easier to find online, emotional, but video also lasts longer than any other content marketing medium. I still get calls and emails about real estate content I created over 6 years ago. Not really possible with a postcard or flyer.

In the video below Stephen Garner explains what is the best real estate content for your real estate content marketing as well as where to find it.

Real Estate Content Marketing | Where To Find Real Estate Content | Hub Media Company from HUB Media Company on Vimeo.

Start creating content on a regular basis and you will see more traffic coming to your real estate website. More comments, likes and shares on your Facebook posts, more likes and subscribers on YouTube and ultimately more money in your pocket.

Video Uploaded To Facebook Gets The Most Engagement But Largely Underutilized By Real Estate Pros

Have you noticed your Facebook stream continues to explode with videos? The savvy real estate professionals, coaches, trainers and thought leaders certainly have. And they are capitalizing on it – big time.  According to the social media tool “Buffer”,

As part of their study, Buffer took a look at the number of engagements (defined as clicks, likes, and shares) that different types of posts received, on average, across Facebook on Twitter. As you can see from the chart below, video is blowing photos, links, and plain text posts out of the water on Facebook.

Video Gets Most Engagement On Facebook

It is important to note the metrics above are for videos uploaded directly to Facebook and not shared via other video hosting sites like YouTube, Vimeo, Wistia or external links to 3rd party websites etc. You can leverage Facebook video to extend or introduce your brand, educate and engage the consumer, market your listings, get more leads and ultimately make more money.

So what types of vides should you be loading to Facebook?

It’s important to note, while Facebook is a social sharing website, it is still the content that is king. I started using video in my title insurance business back in 2008, well before anyone else in the title industry space (nationally). I used video to differentiate myself from my competitors and it worked. What I didn’t post was video about why I thought I was awesome or why my escrow officers were better than anyone else’s or even about the financial strength of the company(s) I worked for. I came from a place of giving and posted videos that would be of value to my ideal client – real estate professionals. Topics included how to drive traffic to your website with video, types of video content & where to find it, video SEO, video syndication, video integration with WordPress, Twitter, Facebook, Pinterest, Blogging, Inbound Marketing, Hub Marketing, Activerain and so much more.

I amassed over 2,300 subscribers on my MyTitleGuy YouTube channel, 250,000 + video views and hundreds of leads from real estate agents and title companies around the country. You can do the same in your niche. But it’s all about the content you post. Why you are the best real estate agent is worthless to many consumers and frankly will be seen as salesy and, as consumers, we hate to be sold to. Why your brokerage is better than another is pointless as consumers don’t necessarily search for brokerages, in fact – 97% of consumers don’t see a distinction between real estate brands, it’s why your clients followed you when you left brokerage A for brokerage B. So while these things may be important to you, they are not necessarily important to your ideal client – buyers and sellers. The next time you see a real estate agent post something about their production take a closer look, I’ve noticed most if not all the engagement around it comes from other real estate agents, their vendors or their family.

Things you should be posting on Facebook include your cinematic listing videos, your community videos, lifestyle videos, how to’s like how to use your website to find the home of their dreams, how to discover the market value of their home in TODAYS market, the buying process, the selling process, your marketing plan, things to watch out for when buying a home, community or subdivision profiles, new builds, client testimonials, local business profiles, local school information, local and major employers, tax information, local market updates and so on. You don’t need to sell yourself with this type of content as the content you are sharing should clearly identify you as the authority in your space.

What you can take from the info above is that video represents a huge opportunity for visibility, brand awareness and ultimately engagement – particularly on Facebook. So if you’re not posting video on Facebook, either professionally produced, live or pre-recorded, you’re seriously missing out!
